Mike Murphy's two-story house in rural Dale was up for sale nearly 10 months before he took it off the market last winter. Like many other prospective home-sellers, his efforts were stifled by tough economic conditions.

As spring approached, Murphy placed the home back on the market. This time, things were different. He noticed heightened interest among buyers before finally selling it for close to his asking price.

"You have to find the right person or property," said Murphy. "You have to find someone that wants a lot of land with a pond and a fairly open house. (They have to like) the features ...
