ASHWAUBENON - Hinterland Brewery's plan for the Titletown District was approved Monday as site preparation on the 35-acre development kicked off.
Fences are going up around the construction area, and Miron Construction has its project management offices in place at the west end of district land near Marlee Lane.
Lodge Kohler could begin work this week and Hinterland is expected to follow not long after, said Todd Gerbers, Ashwaubenon building inspector. He said Bellin Health has not filed plans with the city.
District neighbors will be glad to hear that pile driving likely will not be needed for Lodge Kohler. Gerbers said additional soil boring revealed that a different kind of foundation will work for the building. The village had said it would restrict the hours that pile driving could be done if that method was used.
Titletown District is bordered by Lombardi Avenue, South Ridge Road, Marlee Lane and Brookwood Drive. Initial investment in the project, including land acquisition and infrastructure improvements by the Packers, is estimated at $120 million to $130 million.
Phase 1 consists of 21 acres, including six acres of a planned 10-acre public park and plaza. The Packers have said they will work on the rest of the project once they get the anchors and plaza underway. Total team investment will be about $65 million, Ed Policy, vice president and general counsel, said in August.
The district also will have 180,000 square feet of additional commercial space along Lombardi Avenue and Marlee Lane, and as many as 70 townhouses along Brookwood Drive.
The plan calls for the anchors to open by the beginning of the 2017 NFL season.
The village Site Plan Review Committee on Monday approved Hinterland Brewery relocating its loading dock to provide easier access for semi-trailer rigs. The dock will be on the west end of Hinterland's building, between it and another building the Packers are planning. Gerbers said the loading dock will be visible only briefly to traffic on Lombardi Avenue.
Hinterland Brewery plans a 20,000- to 25,000-square-foot brewery, tap room, restaurant and outdoor seating. It will move all its operations to the Titletown District, with Copper Rock Coffee of Appleton slated to buy Hinterland’s building downtown on Dousman Street. The brewery produced about 5,500 barrels of beer last year, but Hinterland will increase capacity to 20,000 at the new location. It will offer brewery tours and have two dining rooms, one with the tap room and a more intimate one on the second floor, and start lunch service. It will offer craft beer and merchandise sales, as well.
Rossetti, a Detroit-based architecture firm, which designed the Titletown District for the Packers, is Hinterland's architect at well, Gerbers said.
The committee previously approved Lodge Kohler plans.
