One step left for Titletown District approval
ASHWAUBENON – Titletown District is teed up for Tuesday's village board meeting.
Ashwaubenon's Site Plan Review Committee on Monday gave its final approval to Phase 1 of the Green Bay Packers' development project, following on the heels of similar consent last week by the Plan Commission. If the village board approves, construction will soon begin.
Titletown District is 34-plus acres the Packers own immediately west of Lambeau Field, all in the village. Announced anchors include Lodge Kohler, a four-star hotel and spa; Hinterland Brewery and a Bellin Health sports medicine clinic. Initial investment in the project, including land acquisition and infrastructure improvements by the Packers, is estimated at $120 million to $130 million.
The district is bordered by Lombardi Avenue, South Ridge Road, Marlee Lane and Brookwood Drive.
Milestone week ahead for Titletown District
Phase 1 consists of 21 acres, including six acres of the planned 10-acre public plaza. The Packers have said they will work on the rest of the project once they get the anchors and plaza underway. Initial investment in the project, including land acquisition and infrastructure improvements by the Packers, is estimated at $120 million to $130 million.
The district also will have 180,000 square feet of additional commercial space on the north side of the district, along Lombardi Avenue and Marlee Lane, and as many as 70 townhouses along Brookwood Lane.
The plan calls for the anchors to open by the beginning of the 2017 NFL season.
Monday's action by Site Plan Review included a sidewalk on the west side of South Ridge Road — insisted upon by the Plan Commission — and a commitment from Village President Michael Aubinger to seek parking restrictions on nearby streets. The committee will consider specific plans, such as for Hinterland Brewing or Bellin Health's clinic, as they become available.
"It's not perfect, but it's as close to perfect as you can get," Aubinger said of Titletown District plans.
Aubinger said streets in the immediate vicinity of the Titletown District will have permit-only parking on non-game days, with permits going to residents. On game days, the streets will be open to parking. He agreed to support a request by resident Carolyn Waring, who lives on Blue Ridge Drive, to prohibit parking on a relocated section of True Lane, which will end directly in front of her house.
A section of True Lane, between Brookwood and Blue Ridge drives, will be moved several hundred feet to the west to make room for the hotel and health clinic. This will create a jog at the north end of True Lane.
