Packers consider residential mix for Titletown
ASHWAUBENON - The Green Bay Packers might include condos and apartments in Titletown District's residential mix.
That's the Packers thinking out loud for now, but it provides a sense of what they have in mind for the second phase of the development immediately west of Lambeau Field.
"Our next step will be to have more meaningful discussions with real estate developers. We want to talk to several of them," said Ed Policy, Packers vice president and general counsel. "It's our turn to listen, like we did for the park."

Titletown District is a 35-acre commercial/recreational/residential development bounded primarily by South Ridge Road, Lombardi Avenue, Brookwood Drive and Marlee Lane. Its anchors include Lodge Kohler hotel, Hinterland Brewery and Bellin Health Sports Medicine and Orthopedics clinic, all of which are expected to open by the start of the 2017 NFL season. Ten acres in the middle of the development will be a park and plaza that will include a tubing hill, skating pond and trail, playgrounds, and other amenities.
The Packers have said they could build as many as 70 townhouses along both sides of Brookwood Drive on the south side of the district. While actual designs and styles have yet to be decided, the Packers are exercising options to buy more than a dozen properties on the south side of the street. The team owns the north side from South Ridge Road to Marlee Lane.
Interest in living in the Titletown District prompted the Packers to acquire the additional Brookwood Drive properties, as did a desire to have more variety in prices and to have similar buildings on each side of the street. Policy envisions urban-style, side-by-side buildings with stoops close to the street.
"The interest we've had was tremendous," he said.
Policy said residences on the north side of the street, with backyards or terraces adjacent to the park, will be necessarily more expensive. Residences on the south side of Brookwood Drive would be less expensive, and apartments could be in the mix somewhere.
"We might also include a larger-density building toward the west end of the district. We're leaning toward some rental apartments in there," Policy said.
Initial thinking is that the townhouses would be condos, with the Packers retaining ownership of the land. The condos would include bylaws prohibiting their use as gameday-only residences; in other words, party houses. The Packers want year-round occupancy.
Also on the drawing board for the far west end of the district is a parking ramp.
"Definitely potential. Possibly a necessity," Policy said.
